Combination of Tax Parcels

If you would like to combine tax parcels, please begin by completing and signing Page 1 of the Parcel Combination Application and returning it to the Pope County Recorder’s Office. This begins the county review process to determine whether the parcels meet the requirements for combination. A signed application is valid for the current year only. If the requirements are not met in the same year the application is signed, a new application must be completed.

STEP 1: COMPLETE PAGE 1 OF THE APPLICATION
Complete and sign Page 1 of the Parcel Combination Application and return it to the Pope County Recorder’s Office by mail, email, or in person. This page is used to begin county review.

STEP 2: COUNTY REVIEW
Pope County will review the application to confirm that the parcels:
• Have the same deeded owner(s) and consistent ownership interests/type for all parcels
* Example: Parcels may require additional review if one parcel is subject to a life estate or other ownership interest that does not apply to the other parcel(s).
• Are contiguous,
• Have current year and delinquent taxes paid in full,
• Are in the same taxation district and TIF district, if applicable,
• Have special assessments paid in full or able to be recertified, if applicable,
• And do not conflict with local ordinances.

STEP 3: AFFIDAVIT PREPARATION
If the county approves the request, Recorder’s Office staff will prepare the Affidavit to Combine Tax Parcels by entering the owner’s name(s), parcel identification numbers, and legal descriptions for the parcels to be combined. The affidavit will then be sent to you by mail, email, or provided in person for review and signature.

STEP 4: SIGN THE AFFIDAVIT BEFORE A NOTARY
You must sign the affidavit in the presence of a Notary Public. After it has been signed and notarized, return the original affidavit to the Pope County Recorder’s Office.

STEP 5: RECORDING AND FEE
A $46.00 recording fee must be paid when the original affidavit is returned for recording. After recording, the county will create a new combined tax parcel and the original recorded affidavit will be returned to you for your records.

IMPORTANT NOTES

  • A signed Parcel Combination Application is valid for the current year only. If requirements are not met in the same year, a new application is required.
  • Requests must be received by December 1 to be considered for the following tax year.
  • Combinations completed in the current year will appear on the following year’s assessment roll and tax bill.
  • If any parcel is encumbered by a mortgage, property owners should contact their mortgage company before combining parcels.
